1. HOW TO PREVENT DRAIN CLOGS
DO NOT pour grease down any drain. This will build up over time and cause the drain to clog.
Pour grease into a leakproof container and dispose of it in the garbage. Dispose of food debris in the garbage.
Clean accumulated hair from drains and dispose it into the garbage.
To prevent clogs from hair, food, and oil – Pour 1 Tbs of table salt and 1 Tbs of baking soda down the drain, followed by 1/4 cup of white vinegar. It will start bubbling and fizzing. Wait about 20 minutes and pour in 2 quarts of HOT water.
- DO NOT allow foreign objects/food debris to go down the drain.

3. HOW TO PREVENT BUGS AND RODENTS
Bugs and rodents are attracted to food and food waste.
- DO NOT leave garbage in your unit. Take your garbage/recycling bins to the curb WEEKLY.
- DO NOT leave food/seed outside for birds, etc.
- Regularly vacuum, clean up garbage & debris as necessary to prevent carpet bugs, ants, roaches, and other infestations
4. HOW TO PREVENT WINDOW AIR CONDITIONER PROBLEMS
- Window air conditioners must be installed using the proper installation kit designed for the unit.
- Units CANNOT remain in window Dec-April.
- Failure to follow these guidelines can lead to possible damage to the window opening, higher energy costs, unwanted pests (bugs, rodents).
5. THE THERMOSTAT DOESN'T WORK OR WON'T DISPLAY
Replace the batteries in the thermostat. For most thermostats, the batteries are located underneath the thermostat cover.
6. THE TOILET DOESN’T SHUT OFF
Submit a maintenance request immediately. Your water usage will be higher if the toilet is not fixed.
7. THE FAUCET DRIPS
Submit a maintenance request immediately. Your water usage will be higher if the toilet is not fixed.

Submit a maintenance request immediately. Additional damage could result if the leak is not fixed.
8. THE FREEZER OR REFRIGERATOR IS NOT COLD
Check that door is closed. Check that unit is not over filled. If there is no air flow, unit will not cool/freeze properly. If the problem persists, submit a maintenance request.
9. I FOUND BUGS IN MY UNIT!
Vaccuum or sweep area. Remove garbage from the unit. Clean area with disinfectant cleaner.

10. THE LIGHT BULB DOESN’T WORK OR FLICKERS
Tenants are responsible for light bulbs. Replace the light bulb. Make sure the replacement is right for the fixture. 3-way bulbs or dimmable LED bulbs may not be appropriate for the fixture.

11. THE KITCHEN OR BATHROOM LIGHT OR OUTLET DOESN’T WORK
Check the GFI button on the outlets in the kitchen and bathroom. Push the reset GFI button on the outlet. This will most often fix the issue. NOTE: Sometimes there is more than one GFI.

12. PART OF MY UNIT DOESN’T HAVE ELECTRICITY

13. HELP! I HAVE HIGH WATER USAGE
- CHECK FOR LEAKS! Toilets: Place several drops of food coloring in the tank of the toilet. DO NOT FLUSH! Wait ONE HOUR and check for any color change in the bowl. If the color has leaked from the tank into the bowl, then submit a maintenance request.
- Check all inside and outside faucets for any leaks. Even a periodic drop can add up over 3 months.
- Do you have a clothes washer and are you using it more often? Do you use the outside faucet frequently for washing vehicles or watering plants?
- To investigate further, turn off ALL water faucets in the unit. Find the water meter and write down or take a picture of the reading. DO NOT use any water for several hours – overnight or while you are away. Write down or take another picture of the meter. If the reading changed, there could be something leaking. Submit a maintenance request.
